Often, being able to leverage capital, by using hard money or private money loans, allows the investor/borrower to control more properties. Most hard money lenders in the San Francisco Bay Area will lend up to 70% of the purchase price. We have the ability to lend a second mortgage, which would cover the down payment, along with the funds needed for renovation costs. These types of loans are called “SAM” loans (shared appreciation mortgage), or we often refer to them as “GAP Funding”. These private money lenders share in the profit when the property sells.
