What is a builder private money loan?

Beau informs us that real estate builders rely on private money lenders for construction funds. There is a huge demand for construction projects, but banks are unlikely to fund real estate construction projects due to their risk. Banks hate risk!

But that's what private money lenders are for! They fund riskier construction projects because they can. Private money lenders will charge builders higher fees (rates, points, part of the profit), of course, but the deals will get done.
