Let's say you own a piece of real estate that you have a lot of equity in. You're short on cash.
You find another real estate investment opportunity that you want to rehab and flip.
What you do is get an equity bridge loan from a private money lender, get the cash, based on the 2nd mortgage on the property you already own, and pay for the second property with the proceeds.
It's a way of leveraging your existing equity into another property that you can flip fairly quickly. You then pay back the loan, with interest, and the 2nd lien is removed from your original real estate.
