In this video, real estate investor and hard money lender Beau Eckstein talks about a special type of hard money loan – the land loan.

Most lenders will not lend funds on a land-only real estate deal. There is a lot of risk and the length of the loan can be longer than most hard money deals – up to and over 1 year in length.

Beau Eckstein's company usually lends out 55 to 75 percent of the value of the land. Real estate investors who Beau has not worked with typically get the lower end of this range, while seasoned real estate investors that have worked with Beau can get the higher LTV loan amount.
